Create an Eye-Catching Open House Flyer

A new property is put up for sale. One of the first items a potential homebuyer often comes in contact with is an open house flyer. So what elements of the flyer make it successful? And what should be avoided?
 
1. Clean Layout – We’ve all seen the overly busy open house flyers. The ones where the font is the focus rather than the home. Keep the layout simple. Make the content legible and the pictures easy to view without too many graphics or highlighting going on around them. The message is simple so keep the flyer visually appealing. A flyer with old-school word art will get noticed – but for the wrong reasons. White space and a clean look is the professional route to take.
 
2. Complete Information – Nothing is more frustrating than seeing a flyer about a home that interests you but does not have all the information you need. Include the address, date and time of the open house, and the specifics about the home. Remember, while you might know the abbreviations for home specifics; spell it out for the potential buyer. Don’t assume they understand what you mean. Being upfront and clear will keep them interested in the property. Making the buyer have to go digging for further information is not the best way to start a transaction.
 
3. Focused Photos – Bright, clear, focused photos is one of the best ways to reign in the interest of a potential buyer. Showcase the home for sale to its full potential. Whether this means hiring a professional photographer or taking the photos yourself, be sure to capture the home in lots of lighting and from good angles.
 
4. Lots of Pictures – A potential buyer wants to know exactly what the home has to offer before spending time attending the open house. While a clear and detailed description of the home is key, so are photos – and lots of them. Often times flyers highlight one or two pictures. While they might be great images, this usually isn’t enough to capture the attention of the buyer. The front of the home, backyard, kitchen, living room, and master bedroom are the main areas people are interested in. Having many pictures available for the buyer to view could increase the chances of your open house being a success and selling the property quickly.
