Home Improvements to Make Before You Sell

It’s that time of year again: homeowners begin listing their homes for sale and homebuyers are on the search for their dream property. As a homeowner, you look to get the maximum dollar when you sell your home and many factors come into play when settling on an appropriate price. Consider making the following home improvements before you sell.
 
1. Bathroom Updates – Replace old bathtubs, showers, sinks, or toilets. Bathrooms are major features in homes buyers take an extra look at. Make this often-used room a selling point. Even the simplest updates to this room will make it look fresh and new.
 
2. Landscaping – Investing in either a designer or landscaper, or doing the work yourself, will enormously improve your chances of selling your home at a higher price. Curb appeal is a major contributing factor when it comes to how much a potential buyer is willing to pay for a property. Spending time, and some money, on enhancing the landscaping of your property is an improvement that will definitely show results.
 
3. Exterior – Take the time repaint your home and update the front entry. Since the front entry is the first part of the home a buyer will see (besides the landscaping), it is important to have it clean and new. A nice front door, safe steps or walkway, working lights, and open space will automatically make your home look more inviting. Whether sweeping, cleaning, and repainting does the trick or replacing some of these items, it is an investment well worth making.
 
4. Deck or Patio – If your home already has a deck or patio, make sure it is updated. If it does not, consider adding one. A classy, standard deck or patio instantly draws a potential buyer in as this feature gives your home a welcoming feel and shows its entertaining potential.
 
5. Basement Remodel or Update – Does your home have attic or basement space? Are you using it solely for storage? Think about updating this area. You could turn it into an office, game room, additional bedroom, etc. With a little paint, new lighting, some furniture, and eye-catching decorations, you can make this overlooked space a major draw for a potential buyer.
 
6. Windows – Nothing is worse than drafty and outdated windows. Invest in new, dual-paned windows with the treatments necessary for your region. New windows keep your home warmer in winter and cooler in summer; another major selling factor.
 
Be prepared to spend some money to make some money. These six improvements will automatically bump up the appropriate asking price for your home. Whether you do all six improvements or just a couple, these investments are proven ways to make your home more attractive to potential buyers.
