Showing your home in the winter months used to be extremely rare. Now with the constant access to listings and housing in demand year round, showing your home during the cooler seasons is no longer uncommon. However, buyers will be looking at very different aspects of your home than if they were searching during the traditional busier summer months. Here are some tips on showing your home during winter.
 
Working heater – Many buyers will be entering your home from cold, wet streets. They are looking for warmth so they will immediately notice if your home is cozy and the heater works. At the same time, they will automatically begin considering how much your home must cost to heat. Make sure your heater is in good working order and consider upgrading to a high-efficiency model. This can be a very appealing feature to buyers.
 
Good insulation – Once the potential buyers are warm, another item often top of mind during the colder months is insulation. Especially in old homes, insulation plays a major role in keeping energy costs down. Be sure the attic, basement, and other areas are properly insulated. But don’t stop there! Weatherproof your doors and windows either with weather strips or by upgrading to dual-paned windows.
 
Lighting – During the times when storms and clouds keep the days darker, proper lighting is important. Make sure your home is well lit to showcase the comfortable style as well as staying safe and warm during the winter.
 
Entryways clear – Before a showing or an open house, head outside to make sure the pathways aren’t slippery with ice and leaves are clear from entryways. Add extra mats, towels, or plastic bags for umbrellas and shoes to make people feel comfortable and dry when entering your home.
 
Showing your home during winter can add appeal to many potential buyers if properly done. Many buyers are looking for a home they can feel comfortable and cozy in even during inclement weather. Take advantage of this when listing during these months!
